Affordable Housing Advisory Services (AHAS) is dedicated to providing comprehensive asset management and consulting services to clients who own multifamily assets within the affordable housing industry – including properties subsidized by the US Department of Housing and Urban Development (HUD) and USDA Rural Development as well as those developed and/or financed with Low-Income Housing Tax Credits/HOME, Tax-Exempt bonds, RAD and USDA 515 RD financing. 

Fueled by the entrepreneurial spirit of its Founder, Paul J. Ponte, AHAS offers a customer-centric alternative for Owners and Investors of multi-family real estate assets.  We use a hands-on approach, which combines property management expertise with the asset management function, that is custom-tailored for each asset to enhance value by proactively seeking opportunities to improve operations, reduce costs, and increase revenue.

Asset Management

AHAS offers the following services:

Working with clients to determine capital needs, as well as both short and long-term objectives for the property.


Working with property management companies and contractors as a liaison to ensure that the owner’s objectives are met.


Assisting clients with property management oversite, contract management, vendor management, and regulatory oversite (HUD).


Assisting with the coordination and administering of an adequate plan for the control of operations which includes monitoring operations of each property including monthly/quarterly financial reviews; analyzing site performance and projections.


Coordinating annual budget preparation process with property management; comparing projections to original proforma and analyzing variances.


Assisting property management staff in decisions that affect the client’s asset long term, determining the relationship between the established goals for the asset and the methodology used to monitor its effect.


Visiting each property regularly to ensure that property management is performing according to plan.   


Overseeing capital improvement plans in coordination with property management.


Advising property management on securing residents, analyzing and negotiating leases or transactions, and quickly resolving day-to-day management problems.


If needed, assisting clients in obtaining third-party reports that will determine the value of each property in anticipation of a possible sale.


If needed, assisting clients in marketing the property to a qualified and bona fide buyer.
